Q. What are the benefits of asphalt?
A. Asphalt is highly durable and relatively inexpensive to repair, often involving a simple patch or replacing the top surface. Asphalt is less expensive to install and is more forgiving in freezing and thawing cycles. If your surface is a high-traffic area, asphalt has the advantage of being usable almost immediately after installation.
Q. What are the benefits of concrete?
A. The lifespan of concrete is considerably longer than asphalt – up to 50 years compared with an average of 25 years for asphalt. Coupled with the minimal maintenance needed, the additional cost of installing concrete may be worth it if it is within your budget. Concrete can be mixed to accommodate high use and heavy loads, and it also offers decorative options.

Q. Is there suggested maintenance for concrete parking lots, walkways, pads, or patios?
A. Concrete requires minimal maintenance provided you take care to restrict use and weight limits to the maximum allowed for your concrete mix. Avoid using deicers that contain ammonium nitrates and ammonium sulfates to prevent pitting. Occasional pressure washing and a sealant every two or three years is suggested and strongly recommended for patios comprised of decorative and stained concrete.
Q. What maintenance is needed for asphalt driveways, roads, and parking lots?
A. Asphalt paving that is allowed to fully cured will require regular sealing to maintain its flexibility. Asphalt generally requires three to four months to cure and should then be sealed one year after installation, and every two to three years thereafter. Cracks should be filled as soon as possible and before a sealant is applied. Protect the edges of a driveway or parking lot by ensuring the topsoil is firmly packed at its perimeter.
